Median single-family home prices are reported around $365,000 on Homes.com, and using a standard 28% income rule, a household earning around $82,000 annually could qualify at the median price point with a conventional down payment. That said, mortgage rates and carrying costs still matter, and buyers should run their numbers carefully rather than anchoring on the list price alone. In the 55-plus community segment specifically, homes are averaging around 84 days on market at a mean price near $562,000 — a distinct sub-market worth tracking separately if that's your search profile.

For sellers, the picture requires some recalibration. The volume of inventory — over 2,600 active listings on Zillow alone — means that pricing discipline matters more than it did when demand was absorbing everything quickly. The Texas Real Estate Research Center noted that affordability pressures, rising inventory, and price adjustments have defined the state's spring market, and New Braunfels reflects that pattern. Sellers who price accurately from the start are in a better position than those who test the market high and end up chasing it down. The fundamentals that make New Braunfels attractive — the river access, the park infrastructure (now including Zipp Family Sports Park), the proximity to San Antonio and Austin — haven't changed. But buyer expectations have, and the market is reflecting that.
